Step 1: Let’s Talk!

Even if you’re thinking about buying months from now, it’s never too early to have a conversation.  By sharing your future home buying plans, you’ll be better prepared for when the time comes.  If you’re ready now, that’s great…Let’s schedule a one-on-one in person or over Zoom. I’m a big fan of educating my clients and answering questions about the ever-changing market. It’s important to me that you’re comfortable with the process. The more you know, the greater level of confidence you’ll have when navigating the buying process.


Step 2: Getting Pre-Approved

The first step in purchasing a home is knowing and understanding your budget as well as your buying power. In today’s market, winning buyers recognize that successful transactions start with a strong team. A reputable, LOCAL lender who specializes in mortgages is one of the most important members of that team. I can’t emphasize this enough. I am happy to provide you with a list of topnotch lenders who have taken great care of my clients.


Step 3: Let’s Go Home Shopping!

Once you’ve established your price range and made a wish list of home features, we’ll create an account on the MLS where you’ll receive notifications of homes with your search criteria. There are real advantages of being directly connected to the MLS. Not only will you receive listings as soon as they hit the market, you’ll get to view certain properties before they’re even uploaded to public websites like Zillow. With your pre-approval in hand and list of properties you’d like to tour, we’ll be on our way to finding your perfect home. This is the fun part!


Step 4: Making an Offer

Once you’ve found a home you love, I’ll guide you on crafting the strongest offer possible. There are many aspects of an offer, and this is where our initial one-on-one will come into play to provide you better insight and understanding when discussing purchase price, deposit, contingencies, and any additional conditions of your purchase. Most times we need to be strategic when writing an offer… Working with a designated Accredited Buyer’s Representative® gives you that advantage.


Step 5: Going Under Contract

Once your offer is accepted, you’ll officially be under contract!  The buying process doesn’t stop here though. We’ll discuss and work through key elements of the agreement such as the home inspection, appraisal, and other contingencies. This is where negotiating skills are essential and working with a Real Estate Negotiation Expert gives you the assurance that you have a strong advocate in your corner.  This is also the time you’ll be working closely with your lender to make sure your loan will be finalized.


Step 6: Settlement and Beyond

Yay! It’s time to get your keys and celebrate!  As a client of mine, my service never ends at the settlement table. I would love to be your agent for life, so you’ll be hearing from me from time to time. I’ll continue to be a resource for you whenever you have any real estate needs.
