Are you thinking about listing your home?

While you may think the process of selling your home is stressful, it doesn’t have to be. My number one goal, as your agent, is to get your home sold on your timeline for the highest price and as stress-free as possible.

Step 1: Getting Started

There are many questions in the beginning: Why are you selling? How soon do you want to move? Are repairs or updates needed before going on the market? Think of me as not only your guide, but your partner in this process. Let’s go through your home together and evaluate what should be done to attract the most buyers.

Step 2: Determining an Asking Price

Pricing your home correctly is one of the most important parts of the selling process. When you set a competitive price in the beginning, you’ll get more interest from prospective buyers. Overpricing leads to reduced interest, and underpricing results in receiving less than what your home is worth. Using online pricing tools is common, however, those sites don’t factor in the specifics of your unique home. Once we go through your home, I’ll perform a Comparative Market Analysis (CMA) of similar properties that recently sold in your area.  As a Pricing Strategy Advisor (PSA), I’ll determine the most competitive price range.

Step 3: Preparing Your Home

Once we price your home and take care of any necessary repairs or updates, we’ll be ready to show your home to potential buyers.  This includes removing clutter, depersonalizing the space, and possibly making some small touch-ups.  A great way to do this is to view your home through the eyes of a buyer and see what stands out as possible negatives so we can address those items. Concentrating on the entrance of your home and curb appeal are always good ideas as these are great first impressions.  A little extra effort will go a long way. It’s almost picture time!

Step 4: Marketing Your Home

Not only will I arrange for a professional photo shoot of your home, I’ll develop a personalized marketing strategy to attract the most interest.  This includes driving the right people to your listing through social media campaigns, agent-to-agent referrals, email blasts and SEO advertising.  My number one goal, as your listing agent, is to get as many potential buyers in your home as possible. The professional photos are a portal and great way to engage interest, but having potential buyers physically tour the inside of your home ensures the best possible offer.

Step 5: Offers & Going Under Contract

Receiving offers is an exciting part of the process.  As they come in, I’ll explain the “whole package” of each one…purchase price, lender, financing, deposit amount, contingencies, etc.  You can accept, decline or counter-offer.  Once we go through the important parts of the agreement and both parties have agreed to all terms, your home will be under contract.  It doesn’t end there, though.  There will likely be inspections, appraisals or other contingencies that we’ll work though. Negotiations are common during this time, and having a Real Estate Negotiation Expert at your side will help the process go smoothly. We’re almost there!

Step 6: Closing Time!

Hooray, it's settlement time! We’ll meet with the closing attorney for final signatures and hand the keys over to the new owners. This part can be bittersweet and exciting all at the same time. Whether you’re relocating to a new city, moving into a larger home, or downsizing, knowing all your selling responsibilities have been taken care of gives you peace of mind for your new path.  Even though, the transaction may end, our relationship will continue. I would love to be your agent for life, so you’ll be hearing from me from time to time. I’ll continue to be a resource for you whenever you have any real estate needs.
